Hunt Associates successfully manage new and existing developments including older properties that have been converted into flats and maisonettes. Our client base is located in Plymouth and South East Cornwall and our growing Property Management team offer a friendly efficient service. Hunt Associates are experienced in the management of large and small developments, ensuring that we consistently maintain and provide a service that is essential in making your home or investment a safe, clean and desirable location.
An outline of the service provided to Property Management clients
- Maintenance of all documentation required by the Companies Act
- Communications with Government Departments and Agencies as required e.g. Department for Work & Pensions, HM Revenue & Customs etc
- Preparation of service charge budgets and financial forecasts, including advice on ‘Sinking Funds’
- Collection of service charges and ground rents
- Provision of Planned Maintenance schemes including the negotiation and supervision of cyclical maintenance and emerging works contracts
- Supervision of contracts covering gardening, cleaning and day to day management
- Organising building insurance, including valuations and claims handling
- Administration of the Management Company bank account
- Liaison with Accountants to produce Company Accounts and all other necessary returns for submission to Companies House
- Regular site visits
- Liaison with residents, as required
- Regular reports to Freeholders
- Receipt and settlement of all accounts in connection with the maintenance and insurance of the property
- Calling annual meetings and attending same, provision of meeting minutes
- Preparation of year end accounts and returns
